BNSF’s Marketing team serves as a primary contact for all BNSF customers, working to make the shipping experience as easy and seamless as possible. From onboarding new customers to handling rate and service requests to answering billing questions, the Marketing team is focused on building strong customer relationships and ensuring effective communication throughout the shipping process. The team is organized into several critical business units to cater to diverse customer needs and industry demands: Agriculture and Energy, Consumer Products, and Industrial products, alongside specialized units for Customer Support, Forecasting, and Planning. Each of these units plays a role in tailoring our marketing strategies and services to meet the unique requirements of our wide-ranging customer base, ensuring a comprehensive and responsive approach to customer service and engagement.
This is a full-time position located in Fort Worth, TX. For certain positions, including this one, employees can work one day per week remotely. Our leaders also foster a culture where work life balance, which requires flexibility for when life happens, is important and respected.
Travel is 10-15%.
Key responsibilities may include:
Managing customer and vendor lease portfolio team, embracing collaboration with stakeholder departments and business partners while anticipating and adapting to changes in the business environment.
Negotiate and manage property leases. Includes: lease negotiation, controlled use evaluation, record retention, and map posting.
Partner with Economic Development/Marketing, Shortlines and Business Groups to complete new and existing agreements, including Industry track agreements, construction leases, land and track leases, terminations and name changes.
Partner with Sourcing and internal Business Users to create new and existing agreements for service partners.
Conduct financial analysis, APDs/CPARs for track and land leases and terminations.
Daily work is conducted in an indoor office environment.
Relocation assistance may be available based on business needs.

Basic Qualifications:
- Able to work in the US without company sponsorship now AND in the future.
- Bachelor’s degree or higher with concentration in Business, Finance, or related field.
- Minimum of 3 years of work with Commercial/Industrial customers or tenants.
- Experience developing and executing negotiating strategies.
- Ability to anticipate issues involved with real estate negotiations, ability to adapt or change negotiating strategies as appropriate.
- Ability to effectively prioritize projects in a manner that will facilitate achieving project objectives within a budget and deliver real estate when it is needed.
- Expert level real estate technical skills.
- Strong leadership skills to direct the performance of many individual negotiations toward the achievement of the larger, bigger picture objectives.
- Strong leadership skills to direct staff comprised of outsourced contractors.
- Ability to see the potential that can be achieved from leveraging technology to provide better and more efficient real estate support to needs of the broader BNSF organization
- Strong technical writing, organizational and verbal communication skills, including ability to effectively present to senior management.
- Proficient in Microsoft Office Suite Applications (Word, Excel, PowerPoint, and Access)

- Solid level of familiarity with railroad operations and organizational structure of BNSF
